Walk a homesite along the back nine at Glen Kernan Golf & Country Club today and the course you're looking at is not the course that was there two years ago. The fairways were regraded, the greens rebuilt, the yardage stretched past 7,300 from its original 6,900. Stand at the right lot line and the temptation is obvious: this house comes with that.
It doesn't. Home ownership in Glen Kernan and membership in the club that sits at its center are two separate transactions, priced and approved by two separate organizations, and the gap between them has never mattered more than it does right now. That gap is the thing a buyer comparing Jacksonville's gated golf communities needs to understand before falling for the view.
The mechanics of how Glen Kernan got here are public record. Jacksonville-based Corner Lot and Hampton Golf bought the shuttered golf course, clubhouse and amenities for $4.89 million in January 2024, then spent more than $25 million rebuilding nearly everything on the property: the course itself, redesigned by 17-time PGA Tour winner Jim Furyk with input from Ponte Vedra Beach's Cameron Smith on the practice areas, plus the clubhouse, restaurant, locker rooms, and an activity campus with a lap pool, eight clay tennis courts, four pickleball courts and a multipurpose field, according to reporting in the Jax Daily Record. The renovated course reopened to members in the fall of 2025.
What happened next is the part a house-hunter is less likely to stumble across. Corner Lot CEO Andy Allen has said publicly that Glen Kernan is capping membership at 250 full-golf members and intends for the club to be, in his words, "the only show in town" in Jacksonville's private golf market. He's framed the pricing that follows as "economics 101 of supply and demand," pointing to a national golf boom, the National Golf Foundation counted 47.2 million on-course and off-course golfers in 2024, up 57 percent over the past decade, as the backdrop for why Northeast Florida clubs are running waitlists and raising initiation fees across the board.
That is not incidental color. It is the reason a $25 million-plus renovation makes financial sense for the ownership group: a rebuilt course only pays for itself if membership becomes harder to get, not easier. Reporting on the reopening put the initiation fee for full golf and sports-social membership at roughly $100,000, membership by sponsorship from an existing member only, and specifically no weddings or outside events hosted at the club, a policy meant to protect member access rather than open the property to outside revenue.
If you're comparing this community to others in the corridor, the number to hold onto is not the yardage. It's that the club rebuilt itself into scarcity as a strategy, and the home values around it are being priced in relation to that scarcity, not the other way around.
Buyers who are new to this tier of Jacksonville real estate sometimes flatten Glen Kernan into a single price tag. In practice there are three distinct financial checkpoints, and conflating them is where deals get complicated.
None of these three gates substitutes for another. A buyer can clear the HOA and never touch the club. A buyer building new can meet the $2.5 million pre-approval and still be years from a sponsored membership invitation if the 250-member cap is full.
Jacksonville's Southside golf corridor is in the middle of a reinvestment cycle, and Glen Kernan happens to be the community that already finished its work while its neighbors are just starting. That timing advantage shows up in the numbers. As of August 2026, active Glen Kernan listings carried a median list price near $2.9 million across roughly eight homes on the market, averaging close to $495 per square foot, with recently recorded closings landing near a $2.5 million median. Homes in the neighborhood run from roughly 3,100 to more than 8,000 square feet, most on lots approaching a half acre, with lakes threading through much of the street grid. New construction is still genuinely available too: current inventory splits close to evenly between finished estates and buildable lots, with completions scheduled through 2026 and 2027, a mix that's unusual for an established, tree-canopied guard-gated community.
Architectural standards run through Glen Kernan's own review board. Homes must meet a minimum size of 3,200 square feet, builders need board approval before they're added to the approved list, and community covenants restrict things like basketball courts, trampolines and overnight street parking to preserve the streetscape. Buyers considering a custom build should plan for that review step as its own timeline item, separate from financing and separate from any club conversation.
Families weighing the location should also know the current public school zoning: Chets Creek Elementary, Kernan Middle and Atlantic Coast High, all Duval County Public Schools, with the usual caveat that address-specific zoning can change and is worth confirming directly with the district before it factors into a decision.
A gated golf community's course used to be the kind of amenity that came along for the ride once you bought inside the gates. At Glen Kernan, the club's new ownership deliberately built the opposite: a course good enough to be scarce, and a scarcity structure designed to make membership the harder purchase, not the home. That is a different proposition than it was five years ago, and it is worth walking into with eyes open rather than discovering it during a showing.
